2. Scope and legal frameworks
Our villas are located in Cape Coral, Florida (USA), while our business is established in Switzerland. Depending on where you are located, different data protection laws may apply to you:

3. Data we process when you use the Website
3.1 Server log files (hosting)
When you access the Website, our hosting provider automatically collects and stores technical information that your browser transmits, in server log files. This includes your IP address, the date and time of the request, the pages accessed, your browser type and version, and your operating system.
This data is required to deliver the Website reliably and securely and is not combined with other data sources. The legal basis is our legitimate interest in the secure and stable operation of the Website (Art. 6(1)(f) GDPR).
Hosting provider: Ionos SE . We have entered into a data processing agreement with our hosting provider where required by law.
3.2 Geolocation for consent management
To determine which consent method to display (see Section 2), our cookie consent tool performs a country-level lookup based on your IP address. This lookup runs locally on our server using a MaxMind GeoLite2 database; your IP address is not transmitted to MaxMind or any third party for this purpose. Only your country is derived — not your precise location. The legal basis is our legitimate interest in complying with regional privacy requirements (Art. 6(1)(f) GDPR).
3.3 Cookies and consent management
We use our own consent management tool to control cookies and embedded third-party content. Strictly necessary cookies (for example, remembering your consent choice and your selected language) are always active because the Website cannot function properly without them. All other categories — in particular marketing cookies and third-party embeds — are only loaded after you have given your consent.
You can change or withdraw your consent at any time by reopening the cookie settings from the link in the Website footer. Withdrawing consent does not affect the lawfulness of processing carried out before the withdrawal.

Enquiries may be forwarded to the relevant villa mailbox (e.g. addresses at wernerlau.com) so we can handle your booking request.

We retain form submissions for as long as necessary to process your request and to comply with any applicable statutory retention obligations, after which they are deleted.
3.5 Booking links
Bookings may be completed via an external booking provider (for example, direct-book.com) accessed through links on our villa pages. When you follow such a link, you leave our Website and any data you enter is processed by that provider under its own privacy policy. We recommend reviewing the provider’s policy before booking.
3.6 Availability calendar
Our villa pages may display an availability calendar. This calendar shows booked and available dates for information only and does not collect personal data from you.
4. Third-party content and marketing tools (consent-based)
The following services are only activated after you give marketing consent. When active, they may set cookies and transmit data — including your IP address — to the respective provider, and may involve transfers to the United States (see Section 5).
4.1 Meta Pixel (Facebook)
We use the Meta Pixel from Meta Platforms Ireland Ltd. to measure the effectiveness of our advertising — for example, to record when a visitor submits an enquiry form (“Lead” event). The pixel is loaded only after you consent to marketing cookies. Where consent is given, the legal basis is Art. 6(1)(a) GDPR. Data may be transferred to Meta Platforms, Inc. in the USA. 4.2 Google Maps
We embed Google Maps (provided by Google Ireland Ltd.) to show the location of our villas. The map is loaded only after you consent to marketing cookies. When loaded, Google may collect your IP address and set cookies, and data may be transferred to Google LLC in the USA. The legal basis is your consent (Art. 6(1)(a) GDPR). 4.3 Matterport 3D tours
Some villa pages feature interactive 3D virtual tours provided by Matterport, Inc. (USA). These are embedded and load only after you consent to marketing cookies. When loaded, Matterport may receive your IP address and set cookies, with data transferred to the USA. The legal basis is your consent (Art. 6(1)(a) GDPR). 4.4 Social media links
Our Website contains simple links to our profiles on Facebook and Instagram (operated by Meta Platforms Ireland Ltd.). These are plain links — no data is transmitted to Meta until you actively click a link and visit the respective platform, where that platform’s own privacy policy applies.
5. International data transfers
Some of the third-party providers named above are based in, or transfer data to, the United States. Where such transfers occur, they take place on the basis of appropriate safeguards, in particular the EU–U.S. Data Privacy Framework (and its UK and Swiss extensions) for certified providers, and/or the EU Standard Contractual Clauses. 6. How long we keep your data

Server logs are retained for a limited period for security purposes and then deleted or anonymized. Enquiry data is deleted once your request has been dealt with and no retention obligation applies.
